1527-13 PHASE I ENVIRONMENTAL SITE ASSESSMENT (PI )
DMG’s ASTM 1527-21 Phase I (PI) identifies the environmental history of the property and if the past or current site uses have caused contamination to soil/groundwater, including the neighboring properties site uses. The PI is a great tool to help avoid acquiring an existing problem that may become yours, which could cost hundreds of thousands of dollars in clean-up and compliance.

Phase I Environmental Explanation

Typical Standard Phase I process will include:
Once contracted, a detailed scope of work will be outlined that explains all inclusions/exclusions.
- Conduct a visual inspection of the site and adjacent properties to identify the potential for recognized environmental conditions (REC’s), Controlled Recognized Environmental Conditions (CREC’s), and Historical Recognized Environmental Conditions (HREC’s) that may exist at the Site.
- Visually identify any de-minimis concerns such as asbestos, lead, and mold on site.
- A Local Agency Review of available information and permits obtained from the building, development, and fire departments, county, and local agency records.
- A review of readily available information regarding historical land use activities at the Site, and interviews with people that have knowledge regarding the past or present uses of the Site, and with present and past owners, operators, and occupants of the Site, where feasible;
- A review of readily available topographic, geologic, and hydrogeologic information pertaining to the Site and surrounding area;
- A limited review of federal, State, and local regulatory information records for reported potential environmental hazards on or in the vicinity of the Site;
- Review of previous environmental reports, if available.
- Provide an overall conclusion as to the potential for environmental concerns. Make recommendations for further investigation, if necessary.
