DMG’s Property Condition Assessment (PCA) Identifies deferred conditions, physical aspects of the property of expected useful life, a cost table for immediate needs repairs, reserve costs over a 12 year term, a simple ADA checklist, and city records research. The PCA is a great tool for investment planing and portfolios that provides immediate costs to update the building and planning future needs and costs annually (over a 12-year term) to maintain the property’s condition. The PCA is a more comprehensive report typically required by Investors, Insurance, Property Managers, and Wall Street Lending Institutions.
Property Condition Assessment process to include:
1. Conduct walk through survey in accordance to all ASTM E 2018-01 standards for compliance
2. Evaluate the building and site of immediate needs
3. Assess the expected useful life (EUL) of major building components
4. Readily available document review (any as built plans, etc) and property manager interview (if made available)
5. All building records/ permits/ violations of the Site property at the city
6. Itemized Immediate Needs COST TABLE of suggested remedies of repairs, replacements & significant maintenance items
7. Cost evaluation Reserves Table over a 12-year term
8. Simple ADA checklist
9. Comprehensive written and photographic Report
Report completed within 7-10 working days

- Fire Protection Systems
- Fire Sprinkler Certification & Extinguisher Tags
- The 5-year cert. for the fire sprinkler riser will be photographed and documented IF visible to verify if it is current or expired.
- The fire extinguisher tags will be photographed and documented IF visible to verify if they are current or expired.
- NO TESTING OF FIRE SPRINKLER or ALARM SYSTEMS WILL BE DONE, due to licensed certification qualifications.

- Asbestos, lead, mold and moisture intrusion
- Termite investigation
- Investigative work such as interviews, legal documentation of any kind, past engineering or contracting methodologies, plans, or remedies, etc.
